What is a home measurement or floorplan service?

A measurement service is just what it sounds like: Based on your requirements, an appraiser will measure your house's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a document that can be used to prove the precise Gross Living Area (GLA), the sum of all livable area, of your home. These services are helpful and often necessary when disputing property taxes or selling a property.

How does a home measurement or floorplan service work?

During a home measurement or floorplan service, an appraiser takes measurements of your home with a measuring tool — either a tape measure or laser measuring device. As they move around the house, they notate the layout of the rooms and other features, like stairs, entryways, and fireplaces. They may draw a rough sketch of the property. Then, the appraiser types up a report and detailed floorplan showing the total living area and the overall layout of the home. The finished report is a document that can be used to prove certain specs of your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service necessary?

Property taxes

Property tax records often reflect inaccurate square footage because the values can come from various sources, and occasionally go unproven — which means you may be taxed for more square footage than you actually own! Unless an appraiser has recently performed a valuation on your property (after any remodeling that might have affected square footage), you'll need an appraiser to perform a measurement service before attempting to dispute your taxes. An appraiser verifies an accurate Gross Living Area (GLA) of your property so your taxes reflect the actual square footage — and you can stop overpaying.

Putting a home on the market

A measurement service can ensure that you're paid a fair price for your house. Area is one of the biggest elements potential buyers look for when purchasing a home — but since square footage values are frequently approximated rather than accurately measured, your home listing might show less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only decreases the potential selling price for your property, but possibly even the amount of interested buyers. The only dependable method of using a definitive GLA when listing your property is to reference a previous appraisal or measurement service completed by an appraiser (after any updating that may have affected square footage).

Information for real estate agents

To make sure that your client's property sells at a price that appropriately reflects market value, we suggest asking for a floorplan service for the property. Clients, and especially potential buyers, will be grateful for your attentiveness, and you can rest assured knowing the GLA on your client's listing is a true representation of their home. A floorplan can also be an excellent marketing tool to attract potential buyers since they can review the layout and attributes of the house before and after a walkthrough.
